Located along Highway Route 440 and within the Jersey City Bayfront Redevelopment zone, this project is poised to become a cornerstone for a thoughtfully planned neighborhood. The design intends to create a dynamic contrast between the urban rigidity of the highway-facing façade and the more open, flexible expression at the rear, reflecting the shift from the established urban environment to the modern, evolving community within.
Key design decisions, such as the building’s setback, proportions, and its relationship with the street, were meticulously integrated to ensure that the structure blends seamlessly with its surroundings while maintaining a clear sense of identity. The result is a building that respects its context while offering a forward-thinking approach to urban design.
In response to the growing urban population and the need to mitigate the effects of the urban heat island, the project incorporates green solutions such as roof gardens and an interior green courtyard above the garages. These spaces not only provide valuable outdoor areas for tenants but also contribute to reducing the heat island effect, enhancing the building's environmental sustainability.
At the heart of the design is a 4,200-square-foot interior courtyard on the fourth floor, serving as both a visual and physical connector between the surrounding units and communal areas. This courtyard, along with the roof deck and a community park, fosters a strong sense of connection and community among residents, creating a space that promotes interaction and enhances the quality of life within the building.
