Located at the corner of Tonnelle Ave and Van Raipen Ave, this mixed-use building acts as a catalyst for the revitalization of the area west of Journal Square, aligning with the goals of the Journal Square 2060 Redevelopment Plan. The design of the building differentiates the various uses through its thoughtful exterior façade, creating a cohesive and engaging urban presence.
The first floor features a vibrant mix of retail spaces and large lobby areas, contributing to an active and inviting streetscape that integrates with the redesign of the nearby Brett Triangle. This combination fosters a dynamic public space that encourages community interaction and pedestrian activity. Above, the second floor houses office spaces, further supporting the neighborhood’s growth by attracting businesses and contributing to its economic development.
Rising above the commercial and office levels are 12 stories of residential units, blending a mix of affordable and market-rate apartments. These units are complemented by a range of amenities designed to enhance the quality of life for residents, including a beautifully designed rooftop that takes full advantage of the stunning views of the surrounding cityscape.
The materiality of the tower combines exposed brick, large windows, and contrasting metal panels to create an architectural dialogue with the surrounding neighborhood. The exposed brick reflects the area’s historic character, while the modern metal panels offer a contemporary contrast that elevates the building’s visual impact. The repetition of windows across the façade plays a key role in this architectural composition, connecting the building’s scale with the human experience. The design emphasizes the cultural continuity of Jersey City's architectural language, allowing the building to engage with its historic context while providing a modern, vibrant addition to the city’s fabric.
