Located at 270 Main Street in West Orange, New Jersey,
the project reimagines an existing retail property within
the TVO Transit Village Overlay Redevelopment Area. The
28,158-square-foot lot currently contains two standalone
commercial buildings: a vacant former pharmacy and
an active diner. As part of the redevelopment, the diner
building—totaling 1,988 square feet—will be demolished
to make way for a consolidated and more efficient site
layout that supports a community-serving retail anchor.
The proposal transforms the remaining 9,124-square-foot
structure into a modern supermarket, complemented by an
approximately 5,000-square-foot addition. This expansion
brings the total building area to roughly 14,000 square feet,
enabling a full-service grocery program while maintaining
on-site parking. Designed to strengthen the corridor’s
commercial vitality, the project leverages its prominent
Main Street location to enhance convenience, improve site
cohesion, and contribute to the ongoing revitalization efforts
envisioned for the Transit Village district.
