The competition proposal for the residential complex in Vysocany is designed with the intention to blend seamlessly with the surrounding context while providing a modern and efficient solution for urban living. The building's form serves three key objectives:

Continuous Street Wall: The design respects the established street context by ensuring that the building’s facades align with adjacent buildings, contributing to a cohesive urban fabric. Horizontal lines are extended across the facades, creating visual continuity and enhancing the overall sense of place along the street.

Public/Private Open Space: The development places a strong emphasis on creating a balance between private and public spaces. At the heart of the complex is a 3,100 m² interior courtyard, which functions as both a visual and physical connector between the residential units. This space is designed to foster a sense of community and includes a variety of amenities such as a fire pit, terraced areas, a dog run, playground, and park space, which are intended to be shared by the residents.

Efficient Building Form: The building is designed to efficiently accommodate higher densities while maintaining a human-scale relationship with the surrounding environment. Its form maximizes usable space and optimizes the flow of natural light and ventilation.

The courtyard serves as a key element, acting as a green oasis within the complex. This open green space helps moderate the microclimate and provides aesthetic value throughout the year. An additional 440 m² of interior recreational space at the northern end of the courtyard further enhances the living experience, offering lounges, a library, and a gym for residents to enjoy.

The rooftop of the building is a standout feature, offering unique views and ample open space for residents. It allows the upper two floors direct access to green space, creating a more integrated and active living environment. This rooftop space provides opportunities for outdoor activities, breaking the norm for apartment buildings typically limited by dense, concrete surroundings. The overall design fosters community and offers a connection to nature, helping to create a balanced and livable environment within an urban setting.
